GEORGETOWN, Texas — TSS Inc. has signed a seven-year lease for approximately 380,000 square feet of warehouse space in Buildings 1 and 3 at Berry Creek Business Park, the company announced Oct. 6.
The Nasdaq-listed company said the space supports growing AI and high-performance computing demand and will be used to receive and stage materials for its rack integration operations. The park, developed by Fidelis, sits less than a mile from TSS's integration facility. TSS expects to occupy the first building in October and the second once buildout is completed in 2027. Its current warehouse in Round Rock is 97,000 square feet. Fidelis said the lease brings the park to 100% leased. HPI represented TSS, and CBRE represented the landlord. The release does not disclose rent, new jobs or new investment.
